How to Persuade Your Friends to Sublet Your Place for the Summer

The end of summer brings finals, studying, projects, packing up, and, eventually, moving out. For those of us who live in apartments, it is tough decision time: do you stay at school and get the most out of your lease, or is it time to go home and try and find someone to sublet your place for the summer?

There are many factors to consider of course for whether or not to stay at school. Here are some factors to take into consideration and how to convince your friends to use your place for the summer.

Location

The most important factor for any real estate related purchase is location. Location, location, location! Tell and, more importantly, show your friends where your apartment is in relation to some landmarks on campus. Give them a tour of the area around your apartment as well. Show them what to look out for in terms of shops, grocery stores, restaurants, stationary stores, etc.

If you are showing friends who are not from campus, spend as much time as possible showing them how beautiful and vibrant your place and the campus is as a whole. The biggest selling point has to be where one will be living. If you do not persuade your friends well enough on where they will be living, you will have a harder time getting them to sublet your place for the summer.

Friends from home

If you are trying to persuade your friends from home who may or may not have seen your school apartment before, take them around the area. Invite them out a couple times throughout the year to show them around and take them out for a good night or two.

If you really want to convince a friend from home to sublet your school apartment for a couple months, you have to do your best to immerse them and expose them to the culture before they move in.

Discounted price

Everyone loves a deal. How can you do this to convince a friend to sublet your place for the summer? Give them a friendly discount, of course. Talk them down to a reasonable price for rent, utilities, and the like. You are looking to sublet your place and so are tons of other people. Keep that in mind as you are trying to convince your friends to rent out your apartment, and not anyone else’s.

Be competitive in pricing and do not be afraid to negotiate. But remember, you are trying to get rid of your place and have them take some of the financial burdens off your back while you are not living there so do not insult them or drive the price too high. It can end up in the unneeded drama between friends.

Offer to cut rent by about 25 to 30 percent, help cover the cost of utilities, or even offer to pay for all of the food they buy. Get creative in your offers and you will be more likely to get a pal to rent.

Help them design

This may be an unconventional way to convince someone to rent your apartment, but some people will go to great lengths to get a deal done. So, why not offer to create a design plan for your future subtenants? Come up with some creative floor plans and designs for all of the rooms in your apartment.

Start with the living room, kitchen, bathroom, then finally, the bedrooms. Show them how you had your apartment layout organized and set up and get their feedback on it. If your friends want an apartment as “cool” as yours was when you showed them, give them tips on how to recreate the style and where to buy the design pieces.

Better yet, leave everything there for them to enjoy so that they do not have to worry about the hassle and headache of trying to organize a place of their own. This is an awesome way to not only pack lightly for when you come back in the fall but also to let your friends use the furniture to minimize the expense they incur while living in your place.

Jobs in the area

This suggestion will probably have the highest conversion rate for persuading your friends to rent from you. If one or more of them happen to have a job on campus and are looking for a place to stay, offer up your place at a deep discount. If your place is closer in proximity to their job, even better! You may even be able to get a few bucks back if that is the case.

In any case, this is the best scenario for all parties involved. Your friends need a place to stay for their job and you need a friend to rent from you. It is a match made in heaven.
